When Does Roof Replacement Make More Sense Than Repairs?

Most roofing problems are solved by repairs. However, there will be a point where you’re better off getting a new roof. In today’s post, local roofing company Diamond Roofing Specialists, Inc. discusses the signs that make roof replacement more practical than repairs.

Your Roof Is Too Old

Every roof is expected to last a certain number of years. Asphalt shingle roofs are expected to last 20 to 30 years, metal roofs about 50 years, and tile and slate roofs for about 100 years. Years of protecting your home from the elements will show signs of wear. One of the most common signs of aging is “bald” shingles, which indicates a worn-out granule layer.

Proper maintenance should give you a few more years of service from your roof, but you should nevertheless start planning for a new roof. If you can’t determine your roof’s age — which is often the case when the homeowner is not the house’s first owner — your roofing contractor can inspect your roof and give a fairly accurate estimate of its remaining years.

You’re Seeing Pinhole Lights In the Attic

Pinhole lights in the attic indicate holes where rainwater can infiltrate the roof. You can easily check for this by inspecting the attic during a sunny day. A few holes can be fixed by your roofer depending on whether the holes had led to moisture damage. However, if the holes are present throughout the roof, consider putting your money towards replacement instead of repairs.

The Roof Has Structural Problems

Moisture infiltration can also cause damage to the roof’s framing, which can compromise their ability to support the roofing components placed on them. Installation mistakes or DIY modifications can likewise result in a compromised roofing structure. The most obvious sign of a compromised roofing structure is a crooked or bowed roof line. Under such conditions, it only makes sense to rebuild the framing. Trying to salvage its components may only cost more in terms of labor, and would not guarantee a structurally sound roof.
