4 Roof-Related Questions to Ask Before Buying a House

Before you make an offer on a home, you’ll want to ask the seller some questions regarding the plumbing, electrical and HVAC systems. However, there’s one important yet overlooked feature that should be at the top of your list — the roof. Knowing the roof’s condition on a home you’re considering purchasing plays a big part in learning about the overall investment in a new property.

The trusted roofers of Diamond Roofing Specialists, Inc. share four roof-related questions you should ask before buying a house.

1. How old is the roof? The answer to this question will give you an idea of how many years the roof has left before it will need to be replaced. If it is an asphalt shingle roof, you can expect its average life span to be about 20 to 25 years. The age will also give you an idea of possible issues that you may encounter if you decide to buy the house.

2. Does the roof have any known damage? You’re better off knowing this early than having to discover it after you’ve moved in. It also helps in factoring in the cost of possible roofing repairs during the negotiation phase. The last thing you want is to put time and effort into a property that has hidden damage waiting to be discovered.

3. When was the last roof inspection? Residential roofing systems, no matter the age, need to have thorough checks to look for underlying problems that may prevent them from performing their function. Hire a professional roofing contractor for a comprehensive inspection. Roofers can expertly assess the roof’s condition, inspect often-overlooked sections, determine necessary repairs and estimate the roof’s life span.

4. Is the roof still covered under warranty? Warranties are designed to cover repairs for issues caused by material defects or workmanship. If the roof is still under warranty, find out from the seller if it is transferable and what degree of coverage it provides. A nontransferable warranty isn’t always a deal breaker, especially if the roof still has years left in its serviceable life and is still in good condition.
